The purpose of this thesis was to design a market entrance strategy for Company X to enter the microcontroller (MCU) market within the Internet of Things (IoT). The five IoT segments are automotive; medical; retail; industrial; and military, aerospace, and government. To reach a final decision, we will research the markets, analyze make versus buy scenarios, and deliver a financial analysis on the chosen strategy. Based on the potential financial benefits and compatibility with Company X's current business model, we recommend that Company X enter the automotive segment through mergers & acquisitions (M&A). After analyzing the supply chain structure of the automotive IoT, we advise Company X to acquire Freescale Semiconductor for $46.98 per share.

This paper will examine the statistical significance of IRR dispersions caused by adjustments to property conditions. Many different economic metrics affect the returns and performance of real estate assets. During the underwriting process, many of these factors are considered and analyzed to find the true value of the asset given a set of market conditions. Because of the dynamic nature of the market, these factors fluctuate and therefore affect asset returns. Using Argus software, real estate managers can identify these variables and see how their adjustments affect asset returns in real-time. The beginning of this paper will start with an outline of the properties being analyzed, and well as financial information and market assumptions. For the statistical analysis, the Argus inputs that will be analyzed are:
1. Rental Revenue
2. Occupancy Rate
3. Tenant Improvements
4. Leasing Commissions
5. Operating Expenses
6. Capital Expenditures
7. Purchase Price
8. LTV
9. Debt Service Payment
10. Exit Sales Price
For the analysis, each variable will be individually adjusted without any changes to the other variables to ensure that changes in IRR are solely a result of the variable being adjusted. After the sensitivity analysis, each variable will be examined further the showcase differences in disparities and provide managerial insight. Finally, the findings will be applied to a modern-day scenario for additional insight on the practice use of the data. The importance of this data is that once analyzed, it can help real estate managers understand the main determinants of value in commercial real estate investments.

The Solis Lofts Development Proposal thesis consisted of a full prospective development within the City of Tempe. Our team conducted a vast amount of market research to determine what sector of the market would provide the best return on investment. We organized meetings with local brokers from Cushman & Wakefield, CBRE, JLL, and Colliers International to learn more about the current market environment. Also, we organized meetings with local developers, architects, and lenders. These included Merit Partners, Sunbelt Holdings, MODUS Development, Catclar Investments, 5Visual, Butler Design Group, and Colonial Capital. Through the research we conducted we were able to successfully determine that a multifamily development within the City of Tempe would be a great way to enter the Commercial Real Estate Development field. Our project consisted of the full land acquisition process, architectural site plan review, financial analysis, and completion of the product.

The purpose and goal of this project is to pinpoint a potential use case for Company X to invest in to sell their 5G modems. As 5G technology is growing to be a dominant force in global markets, Company X is looking to capitalize on the emerging technology by selling their 5G modems for Internet of Things applications. Research and gathering of information involved understanding cellular connectivity, modem operations and applications, companies in related industries, the history of the wireless spectrum, the pillars of 5G technology, and the plethora of use cases enabled by 5G. Looking at smart street lights as a potential use case for Company X, analyses were conducted to recommend whether Company X should invest in smart street lights. These analyses ranged from researching Company X’s competitors to performing a pro forma financial analysis to see if it is financially viable for Company X to enter the smart street light industry. The final recommendation is for Company X to not invest in smart street lighting.

For my thesis, I chose to write a children’s book on financial education. The purpose of the book is to introduce financial terms such as savings, loans, and opportunity cost into a child’s life. The goal of the book is to inspire young individuals to start having open discussions about their finances and what these terms mean as well as how it applies to their daily lives.

The inspiration of the book came from my personal upbringing. I was born and raised in Mesa, Arizona, where I would see title loans businesses in every street corner. Many close family friends grew a dependency on these loans. As I grew older, I became aware of the long-term effects these businesses had on these families and I became inspired to make a change.

My book is meant to introduce simple financial terms into a child’s life with the hopes that they will begin to converse with family and friends about these terms. My book specifically incorporates the terms: loans, opportunity costs, savings, and affordability. These four topics were chosen through surveying a high school class by gathering information such as what they know, how much they know, and what they would like to learn more about. The intended audience would be students reading at a 3rd grade reading level. This grade level is ideal for my book based off information found on the Arizona Department of Education’s website. Final revisions were done with the help of my committee as well as through feedback received from children.

The book itself is 31 pages long with illustrations on every page. The illustrations consist of photographs and drawings. The drawings were purposely placed, roughly, and without color, on the photographs to symbolize the rough patches in life in yet a colorful world.

Proposition 1184 plays a major role in the future of my book. Proposition 1184 is
currently working its way through the Arizona legislature and would require all high school students to take a class on financial basics, replacing the current economics class requirement. I plan to continue working with Mesa Public Schools to get my book, or a similar project, incorporated into the Mesa Public Schools curriculum. I envision the book starting discussions related to financial topics which will in turn familiarize children with these terms’ definitions and begin the movement of financial education in Arizona.

There is a growing demand for discrete graphics processing units (dGPU) in the internet of things. Our subject company, Company X, has decided to develop a dGPU to be used in client computing (desktops, laptops, etc). This project will address whether or not company X should invest time and money into adopting their existing client focused dGPU for applications in IoT such as digital signage, gaming, or medical imaging. If this investment is to be made, we will also make specific recommendations about how Company X should enter the IoT space. The project will be completed in three stages. The first stage will consist of an analysis of the competitive landscape and research on dGPUs and how they differ from integrated GPUs. Stage two will focus primarily on the IoT space and how the competitors are using dGPUs in the IoT along with an analysis of three potential use cases for Company X’s dGPU. Finally, we will build a comprehensive financial model based on our research of one specific IoT segment where Company X could potentially enter. Based on these stages, we will then offer a conclusion and recommendation on whether Company X should invest in this project.

The group began by researching the market of the Industrial Internet of Things. IIoT is a very attractive market for investment, as connected technologies

The basis of this project was to analyze the potential cost savings derived from the implementation of an ultrasonic flaw detector for gas pipes in factories. The group began by researching the market of the Industrial Internet of Things. IIoT is a very attractive market for investment, as connected technologies are become both more advanced and more affordable. Factory automation also saves costs of human capital, maintenance, and bad product cost as well as safety. After doing this preliminary research, the group continued by identifying potential solutions to current shortcomings of the manufacturing status quo. After narrowing down the options, the ultrasonic flaw detector appeared to have the highest potential for success in Company X's factories. The group began doing research on what physical components would go into this solution. They found pricing for all of the various parts of such a device as well as estimated labor, maintenance, and implementation costs. After estimating these costs, the team began the construction of a detailed financial model to generate the hypothetical net present value of such a tool. After presenting two times to a panel of Company X employees, the group decided to focus only on cost savings for Company X, and not the potential revenues of selling the whole solution. They ran a sensitivity analysis on all of the factors that contributed to the NPV of the project, and discovered that the estimated percentage of scrapped product resulting from gas leaks and the percentage of gas lost to leaks contributed the most to the NPV.
