Executive Casework, Inc. is a custom commercial mill working company based in San Jose, CA. Although the company originally only focused on cabinets, it has expanded to include custom reception desks and solid surface countertops to meet demand. The company founded by David and Mark Brown has humble beginnings, originally located in Mark’s garage. Over the last two decades, the company has seen astronomical growth buoyed up by the fast increase in commercial real estate in Silicon Valley. <br/>However, the company is currently facing considerable uncertainty like many others in the industry. These resulting overhead costs, when paired with future uncertainty of demand created by geopolitical trends, work from home, and Covid-19, create a notable problem for Executive Casework, Inc. As such, this thesis will focus on strategic steps Executive Casework, Inc. can make to capitalize on current macrocosmic trends, as well as trends within their own industry. More specifically, it will be a strategic analysis identifying the key external forces driving the fluctuating revenues in the commercial custom mill working industry, followed by an analysis of these external forces (magnitude and longevity). We will end with a framework for capitalizing on these trends by organizationally and physically placing a company like our exemplar company, Executive Casework, in the best position to realize maximum profitability.

The COVID-19 pandemic has and will continue to radically shift the workplace. An increasing percentage of the workforce desires flexible working options and, as such, firms are likely to require less office space going forward. Additionally, the economic downturn caused by the pandemic provides an opportunity for companies to secure favorable rent rates on new lease agreements. This project aims to evaluate and measure Company X’s potential cost savings from terminating current leases and downsizing office space in five selected cities. Along with city-specific real estate market research and forecasts, we employ a four-stage model of Company X’s real estate negotiation process to analyze whether existing lease agreements in these cities should be renewed or terminated.

As temperatures increase across the United States, some populations are more at risk for heat-related death and illness than others. One of these at-risk demographics is mobile home and trailer park inhabitants, who are disproportionately represented among indoor heat-related deaths (Solís, “Heat, Health”). In this paper, we outline a cost-benefit analysis that was used to calculate the net present economic value of projects related to reducing heat burden on mobile home owners and parks in Maricopa County. We use this model to assess solutions developed by student teams under the Knowledge Exchange for Resilience’s Summer Heat Resilience Challenge. We find that one of the seven solutions has a positive net present value (NPV) even in the lowest effectiveness (10%), while three more solutions have a positive NPV in the mid-level (50%) effectiveness scenario, showcasing their economic viability.

This project dives into the journey of our entrepreneurial startup with the Founders Lab Thesis Program. In the global sports business industry, we knew that there was something missing. While conducting market research, there was little data and information about sustainability initiatives that engaged sports fans, especially in college sports. Not to mention, there was no sustainability information provided on any existing platforms that sporting teams use for ticketing and advertising. So, for our startup, we decided to create a website called SustainSports which gives fans the opportunity to inform themselves about sustainability initiatives at sports events (https://sustainsports.webflow.io/). These fans can also earn points and rewards for practicing sustainability activities at home. In short, SustainSports serves as an educational, interactive, and informative website that connects users to sustainability initiatives, community activities, and exciting rewards, while encouraging users to continue such environmentally-friendly practices in their daily lives. In chronological order, this thesis paper will examine the process we took to create SustainSports and demonstrate our efforts that properly allowed us to defend it one academic year later. From meetings with renowned sports enthusiasts and professors to interviews with ASU students and sports fans, we have listened to and taken in diverse perspectives to understand the perceptions of sustainability in the global sports industry. When we realized that there was a significant gap between sports and sustainability - both important elements of American society and culture - we knew a change needed to be made. Hence, SustainSports came to life, offering users a fresh opportunity to be more aware of their sustainability surroundings, while simultaneously enjoying the sports they know and love.

Sources and strategies of finance studied and ultimately included in the tool were Loans, Equity, Membership, Crowdfunding, and Grants. The tool designed was a matrix that takes into account various criteria of the business (e.g. business lifecycle, organizational structure, business performance) and generates a financial plan based on these criteria and how they align with the selected business strategies. After strategies are found, stakeholders can search through an institutional database created in conjunction with the matrix tool to find possible institutional providers of financing that relate to the strategy or strategies found.
The tool has shown promise in identifying sources of finance for micro and small local food enterprises in practical use with hypothetical business cases, however further practical use is necessary to provide further input and revise the tool as needed. Ultimately, the tool will likely become fully user-friendly and stakeholders will not need the assistance of another expert helping them to use it. Finally, despite the promise of the tool itself, the fundamental and underlying problem that many of these businesses face (lack of infrastructure and knowledge) still exists, and while this tool can also help capacity-building efforts towards both those seeking and those providing finance, an institutional attitude adjustment towards social and alternative enterprises is necessary in order to further simplify the process of obtaining finance.

For the analysis, each variable will be individually adjusted without any changes to the other variables to ensure that changes in IRR are solely a result of the variable being adjusted. After the sensitivity analysis, each variable will be examined further the showcase differences in disparities and provide managerial insight. Finally, the findings will be applied to a modern-day scenario for additional insight on the practice use of the data. The importance of this data is that once analyzed, it can help real estate managers understand the main determinants of value in commercial real estate investments.
