The Solis Lofts Development Proposal thesis consisted of a full prospective development within the City of Tempe. Our team conducted a vast amount of market research to determine what sector of the market would provide the best return on investment. We organized meetings with local brokers from Cushman & Wakefield, CBRE, JLL, and Colliers International to learn more about the current market environment. Also, we organized meetings with local developers, architects, and lenders. These included Merit Partners, Sunbelt Holdings, MODUS Development, Catclar Investments, 5Visual, Butler Design Group, and Colonial Capital. Through the research we conducted we were able to successfully determine that a multifamily development within the City of Tempe would be a great way to enter the Commercial Real Estate Development field. Our project consisted of the full land acquisition process, architectural site plan review, financial analysis, and completion of the product.

Empathy Link is a creative project that looks at the universal problems that many college students experience. The show is an interview style podcast, in which the students come on and talk about their life experiences, specifically the dilemmas and emotional challenges they face. Furthermore, Empathy Link delves into student’s identities, and how many of the more “universal problems” that the students face, are also affected by the identity and background, such as ethnicity, gender, immigration status, class, etc. By analyzing the cross-section between the more relatable problems that almost every student experiences and the more unique identity problems, listeners are able to find common ground with students from different backgrounds from them as well as begin to understand struggles that they may not or will never experience. Empathy Link consists of a six-episode first season. Each episode is somewhere between 20 – 30 minutes long. The topics discussed in episodes were wide-ranging: disagreeing with the worldviews of one’s parents, wanting to pursue a passion but scared because of financial instability, the anxiety of over-working, the feeling of listlessness post-college life, and the passing of a loved one. Before each episode, I would perform a pre-interview for each guest to ensure they would be a good fit for the show, write questions for that guest, and schedule a time and place to record. Afterwards, I would edit each episode for clarity, sound quality, and flow to ensure the content was up to par. Empathy Link is a podcast dedicated to bridging the gap between the perceptions of college students, specifically those from marginalized groups, and the actual experiences and struggles that they face.

The Arizona Fall League is a baseball league affiliated with Major League Baseball to provide further development to seven of each MLB team’s top minor league prospects. The games are played at the same stadiums as spring training in Arizona but historically draw a very low attendance in comparison. The marketing strategies currently used to promote and advertise the Arizona Fall League are not sufficient to meet the goal of increased attendance and increased profits as a result. The league currently markets its core product to the customer, meaning the actual baseball game itself along with the highly talented players, rather than the actual product provided to fans, meaning the social utility they gain from their experiences at an Arizona Fall League game along with the game. The league needs to focus mainly on two target markets: men and women ages 18-25 and families with children under 18. In order to shift the focus to the actual product, the league’s marketing staff should run promotions (alongside their current promotions) in association with local sports bars or restaurants and places that provide entertainment, such as Top Golf. They also should revamp their social media accounts to integrate a more fan-focused base for their posts, making fans feel like they are a greater part of the experience. These improvements would drive up attendance and generate more profits for the Arizona Fall League.

Does a gender earnings gap exist in Norway and the United States? Overtime, the male to female pay gap has reduced. As jobs have become more gender neutral and industrialized, males and females have been given equal rights to work. However, despite these seemingly dramatic generalizations, the pay between females and males has not equalized. It appears that a woman still faces significant obstacles to receive the same pay and respect that her male counterpart is awarded. To understand more about the gender pay gap, we must also understand the attitudes and behaviors in the work place. Adding this perspective as well analyzing the time in which a woman might be away from work to give attention to motherhood are all factors that may contribute to the gender earnings gap. Understanding these factors assist in the efforts to achieve wage equality and reduce wage differentials between males and females. A cross cultural analysis between the United States and Norway will provide additional valuable insights. The culture and economy in Norway present a stark difference to the United States. In order to better evaluate the problems and to define solutions for the earnings gap, it is essential to analyze an economy that inherently gives many more benefits to the working class.

This thesis analyzes the importance of positive relationships between managers and their
employees. It attempts to define what a positive work relationship is and how it can influence the
work environment. Through information found from case studies and surveys it is clear that a
good manager, as defined in this work, has a large impact on employee job satisfaction,
motivation and perceived retention rate. Using popular theories and studies I will show the
support I have for the analysis of my results as well as studies which prove my results to be
flawed.

With the rise in education costs and student debt, financial literacy and knowledge has never been more important. Sadly, the current reality is that financial literacy is not a staple in the curriculum for most of the American education system. Budgeting, saving, building credit and many other financial skills are key parts of your life right after college and very few students come out of school with a solid understanding of them. The goal of this paper is to introduce a few key elements of personal finance for those students and recent graduates who have little to no exposure to them. The topics I chose to discuss are budgeting, student loans, investing, and retirement. The numbers and salary figures are from Arizona State Career services to set up scenarios that many ASU graduates will face right out of school. More specifically the budgeting section is set up to mimic what income level, rent expense, and student loan payments graduating Sun Devils can expect to see right out of school. It was also important for me to introduce topics for long term planning like investing and retirement. Setting goals and preparing for the future, no matter how far down the road it seems, are fundamental for establishing a healthy financial foundation. Building a healthy financial foundation takes time, patience and understanding but it is a possibility for everyone. Establishing a very basic knowledge of these topics can help students immensely and utilizing this guide, along with other outside resources, students and graduates will be able to start their journey toward a more secure financial future.

I will begin my paper by briefly describing the background which led to this paper, as well as stating my thesis. Next, I will define the term terrorism and explain the difference between it and the associated terms of insurgency and guerrilla warfare. Further, I will briefly go over the history of terrorism and the methods employed by terrorist organizations. After this introductory element, I will proceed to explore how terrorism has been funded in the past and how it is being funded at present. Lastly, I will present an overview of future methods of financing and make a proposal as to how the United States and the rest of the world could possibly disrupt these forms of financing. This paper is not intended to be comprehensive in nature, as this would be too large in scope, but rather use specific examples to illustrate certain methods and uses of terrorist financing

Graytech Operations Management Simulation is an educational videogame that teaches the fundamental principles of operations management. It was coded from scratch in Java and is playable as an executable jar file. Designing the game required creating a business case, designing a production process, and turning that process into a playable program. The simulation serves as a simplified version of what the player will face in their professional careers, giving them a solid way to practice and experiment with introductory operations management principles in a low pressure setting. The game puts the player in charge of a simple factory floor. The player controls direct materials ordering, manages the capacities of each process, and identifies and responds to changing bottlenecks, all while managing limited financial resources. Using the principles and strategies taught in their introductory supply chain courses, the player will attempt to maximize profits by manipulating the production system. Through playing this simulation, the player will gain a higher understanding of operations management principles while also having fun in the process. Cities are living systems. Their form and function are constantly changing to reflect the preferences and needs of their residents. One process of change in a city occurs when rapid investment pours into a neighborhood that was previously neglected. This so-called revitalization serves as a catalyst for many city improvements like new residential buildings, glamours commercial complexes, and even enhanced public transit. This process, also known as gentrification, can be a force for good as it results in population growth and economic opportunity. But with enough investment, prices -- including rent -- can be forced upwards equally as rapid. This is when gentrification can result in potentially negative outcomes for residents who can not keep up with the rent increases and are displaced from a city. Culture, as defined by people and business in an area, is the pride of many cities. A loss of culture through displacement is an outcome that anti-gentrification advocates want to avoid. But, cultural displacement may not always comprise a loss. In certain cases, displacement is just the natural byproduct of city evolution. An ideal solution to this state of affairs would be for cities to encourage gentrification while discouraging displacement. This study will explore how.

The purpose of this paper is to make the beyond a reasonable doubt standard in criminal trials more comprehensible for the modern juror while also increasing the modern juror’s motivation and ability to apply this standard consistent with trial proceedings. The major problems addressed include why the beyond a reasonable doubt standard is so difficult for modern jurors to understand in addition to why modern jurors lack both the motivation and ability to perform their integral function in criminal trials due to their enforced passive role. This paper traces the origins of the modern jury, delving into the centuries-long transition of the jury from an active to passive function, and the impacts historical change has had on the modern juror’s role in criminal trials. It also looks to define the beyond a reasonable doubt standard in terms of case law and pattern jury instructions and through contrast with its constituent lower civil standards of evidentiary certainty. The solution posed to remedy the aforementioned issues rests on a unique application of metaphor and imagery that can be implemented in lawyers’ rhetorical methods to instruct jurors on their paramount function in modern criminal suits.
